Mayfair combines Georgian townhouses around the garden squares with red-brick mansion blocks, converted upper floors and a substantial commercial layer of offices, galleries and retail at street level. Much of the area sits under long-standing estate ownership, is designated as a conservation area, and contains a high concentration of listed buildings.

Residential work is predominantly apartment refurbishment: reconfiguring floorplans within a listed shell, renewing services, and installing bespoke joinery, stone and specialist finishes. As with any leasehold property, a licence to alter from the freeholder comes before anything else, and in estate-owned buildings the estate applies its own technical standards on top of the lease and the statutory consents.

The commercial side generates a steady stream of fit-out work where the fixed point is an opening date. Office and hospitality fit-outs turn on services — ventilation, extraction and acoustic separation from residential neighbours above — which is usually the technical crux rather than the finishes.

Working in W1K means working around a district that never stops. Delivery and loading windows are tight, street access is frequently restricted by events or neighbouring works, noisy operations are limited to defined hours, and out-of-hours working often has to be agreed in advance. A realistic programme accounts for those windows explicitly; an optimistic one does not survive contact with the street.
