Knightsbridge is weighted towards grand Victorian and Edwardian mansion blocks, stucco terraces around the garden squares, and a smaller number of large private houses. The majority of residential work is therefore to leasehold apartments rather than freehold houses, and that single fact changes the whole approach.

Alterations to a leasehold flat require the freeholder’s written consent, usually through a licence to alter, and typically need drawings, a method statement and evidence of the contractor’s insurance before permission is granted. Structural alterations, moving a bathroom or kitchen over a neighbour’s ceiling, and anything affecting drainage or a party wall each carry their own approvals. Managed buildings impose their own regime: restricted working hours, goods-lift bookings, protection of common parts, noise windows that rule out breaking-out outside set times, and porters who log every delivery. These constraints are entirely workable, but they have to be built into the programme — a schedule written as though the building were empty will slip in the first fortnight.

The specification level is high and the tolerance for visible defect is low. Bespoke joinery, stone, specialist plaster finishes and concealed services are the norm, and these trades need long lead times and a settled design. Late changes are far more expensive here than elsewhere, which is why the design is worth fixing properly before the first fixing starts.
