Belgravia is the most architecturally uniform part of central London: early 19th century stucco terraces laid out around Belgrave, Eaton and Chester Squares, built to a single scheme and largely intact. That uniformity is legally protected — the area is a conservation area, the overwhelming majority of buildings are listed, and the external appearance of the terraces is controlled down to paint colour and window detail.

A significant proportion of Belgravia remains under estate ownership, which adds a further layer of approval on top of planning and listed building consent. The estate sets its own standards for external works, materials and even the shade of white used on the stucco, and its consent is a separate process with its own timetable. A scheme that has planning permission but not estate consent cannot proceed.

Work here is consequently internal and restorative in emphasis: reconfiguring floors for modern use, renewing services concealed within period fabric, restoring joinery, cornice and plasterwork, and upgrading bathrooms and kitchens to a high specification without disturbing what is protected. Because internal alterations to a listed building require consent in their own right, the drawings and the heritage justification have to be right before anything is stripped out.

The technical discipline is breathability. These are solid-wall buildings finished in lime render and lime plaster, designed to absorb and release moisture. Cement render, gypsum patching and impermeable modern paints trap water in the wall and push it out through the stucco face, causing the blown, blistered fronts seen on badly repaired terraces. Correct lime specification is not a preference here — it is what keeps the building intact.
