Fitzrovia is one of central London’s most mixed districts: Georgian brick townhouses converted to flats and offices, later commercial buildings, media and studio space, and a busy ground-floor layer of restaurants and bars. Much of it lies within a conservation area and a number of the townhouses are listed, but the defining characteristic is intensity of use rather than uniformity of period.

Residential work is almost entirely apartment refurbishment within converted buildings. That means leasehold consent, managing agent approval and party wall notices, and it also means the existing fabric is rarely as drawn — decades of successive conversion leave services routed unpredictably and floor structures altered in ways that only open up during strip-out. Allowing for that in both the survey and the contingency is realistic rather than pessimistic.

Commercial fit-out is a steady part of the workload here, particularly restaurant, café and studio space. The technical crux is almost always services: kitchen extraction routed to roof level through a building in other ownership, ventilation and acoustic separation from residential neighbours above, and grease, fire and noise requirements that have to be designed in rather than added later. Extraction routing frequently needs both landlord consent and planning permission.

Every project in W1T happens in an occupied, busy building on a busy street. Noisy work is confined to defined hours, deliveries must be timed and often unloaded from a suspended bay, common parts need continuous protection, and other occupiers have to keep trading throughout. A programme that acknowledges those limits from the outset is the one that finishes on the date it promised.
